Why Tampa Bay landscaping fails in year one

Builder-grade shrubs in full sun, Floratam stuffed under live oaks, mulch piled against trunks, and irrigation clocks that ignore Southwest Florida Water Management District days. Through October 1, 2026 the District’s Modified Phase III Extreme shortage keeps most of our service counties on one watering day per week with overnight or evening hours only. A landscape that needs daily soak-downs is already illegal and already dying. We group plants by water need, fix bed edges, and coordinate zones so the legal window actually grows something.

Florida-Friendly, not sparse

University of Florida IFAS Florida-Friendly Landscaping™ is the plant logic we use: right plant, right place, mulch pulled back from stems, and fewer chemicals when cultural practices will do. Typical layers: crape myrtle or live oak as structure, viburnum or podocarpus for screening, coontie, muhly, firebush, and wax myrtle for color and wildlife. That is a residential palette — not a commercial HOA mow strip. Keith Capriola has nearly 40 years in Florida horticulture and stays on the job, not a rotating franchise crew.

Residential first — commercial only when it fits

We are not a 1,600-person regional maintenance platform. Homeowners in Seffner, Brandon, Valrico, Riverview, South Tampa, and Lutz get owner-led consults, written estimates, and installs sized to the lot. Do you only landscape in Seffner?
Seffner is home base (2006 Darlington Oak Drive, 33584). Regular residential work runs across Hillsborough, Pinellas, Pasco, Hernando, and Manatee — Tampa, Brandon, Valrico, Riverview, South Tampa, Lutz, Wesley Chapel, and Plant City included. We are not a 40-acre commercial maintenance platform.
How do SWFWMD watering rules change a Tampa Bay landscape?
Modified Phase III Extreme shortage (through at least October 1, 2026 unless the District changes it) means most of our counties get one legal lawn-watering day per week, overnight or evening hours only. We design hydrozones and clocks to that calendar so the yard is legal and still alive in August.
Is Florida-Friendly landscaping the same as a xeriscape desert yard?
No. University of Florida IFAS Florida-Friendly Landscaping™ is right-plant, right-place, mulch off the stems, and less wasted water — still color, screening, and curb appeal. We use crape myrtle, viburnum, coontie, muhly, firebush, and similar species that hold in Tampa Bay heat, not a gravel lot unless you asked for one.
